Terms & Conditions – Birla Punya Phase 1
1. Project Registration & Approvals
- The project "Birla Punya Phase 1" is registered under MahaRERA with Registration No. P52100079533 dated 10/03/2025. Details can be verified at https://maharera.maharashtra.gov.in.
- The project forms part of a sanctioned layout under Intimation of Approval (IOD) dated 3rd July 2024 with reference Zone4/CC/0848/24.
- A Commencement Certificate (CC) dated 5th March 2025 (CC/3815/24) has been received for construction up to 19 floors in Tower A and Tower C. Approvals for further construction are conditional and subject to obtaining additional permissions.
2. Phase-Wise Development
- The layout, common areas, and amenities will be developed in phases.
- Any common areas, amenities, or facilities forming part of future development are subject to necessary approvals and cannot be considered as advertised, marketed, or promised until officially registered.
3. Disclaimer on Representations & Visuals
- All images, renders, and artistic impressions shown in marketing materials are for illustrative purposes only and do not represent actual locations, layouts, or final specifications.
- Dimensions, specifications, and features will be as per the Agreement for Sale.
4. Legal & Financial Considerations
- The prices, payment plans, and availability of units are subject to change without prior notice.
- Any loans or financial transactions related to the project are subject to approval by financial institutions.
5. Buyers' Responsibility
- Prospective buyers are encouraged to verify all project details, legal approvals, and specifications before making any booking or payment.
6. Governing Law
- All disputes and legal matters shall be governed by the laws of India and subject to the jurisdiction of the courts in Pune, Maharashtra.
